Description of the project

Ruitenberg Ingredients B.V. will expand the production location in Ruinerwold. Ruitenberg, a 80 years old family owned company, develops and produces a broad assortment of high-quality concepts and applications for the food industry. Production takes place at various production locations in amongst others Twello, Peize and Ruinerwold. Due to a substantial growth of the business activities, a new production facility is realized behind the current building. As a result, the total production area will be doubled at this location.

BREEAM Outstanding

The building will be constructed in the characteristic Ruitenberg style and will comply with all current and expected (future) demands on the field of quality, food safety and environment. For instance, the building will be BREEAM Outstanding certified. The production location will exist of office-/R&D- and additional spaces, production- and test areas, logistic areas, conditioned (both hot and cold) areas and some free spaces with a view to future expansion.

We highly value corporate social responsibility and that is why we have chosen to design this new building according to the BREAAM methodology.

BREEAM is the world’s leading and most widely used environmental assessment method for buildings. By creating a design  that meets the pre-set criteria and by building according to the BREEAM standards, we create a more sustainable environment, ensuring that the user, the society and the environment will benefit. BREEAM has a rating from 1-5 stars. It is our ambition to achieve 5 stars (outstanding) for this new building.

For the realization of these plans, a considerable number of design measures are necessary, as well as sufficient knowledge of the BREEAM methodology. To realize our ambition, the experienced consulting firm W4Y is contracted. W4Y will work in close cooperation with the contractors Aan de Stegge Twello, Heluto, Bakker and Van den Brink. Together they designed the project and ensure a mutual success. During the realization of the building they will collaborate closely, in order to achieve the 5 star rating.

Innovative and environmentally friendly design measures

Because of the 5 stars BREEAM ambition, a considerable number of sustainable measures are included in the design. The most innovative element is the climate control. This is a very important element given the function of the new building. Other sustainable design measures are amongst others: the design of a traffic plan, the installation of charging stations for electrical vehicles and the involvement of an ecologist during the demolition, the design and the building process. The latter makes ensures that the impact on flora and fauna during the entire project is limited and the ecological value during use increases.

Size of the project      

A building with an industry function will be realized with a total size of 4.687 m2 gross floor area. The building is separated into a number of spaces, each with their own function and size. The majority of the 4.569 m2, will have an industry function (in accordance with NEN2580). In addition, there are traffic area’s (± 120 m2) and storage facilities (1.000 m2). Also, 110 m2 of the total 4.687 m2 surface, is intended for office use. The plot area is 6.200 m2 and the surrounding land around the building is 10.000 m2, equal to 1 hectare.

Expected energy consumption           

Many energy-saving measures are applied that will lead to reduction of the total electrical energy consumption. For heating, residual heat of the cooling installation will be reused with a heat exchanger. Besides this, natural gas if used for heating when the residual heat from the cooling installation isn’t sufficient. The expansion of the production facility is therefore very energy efficient and scores 100 % better than a similar production facility built according to the building regulations. At this moment, we estimate a yearly energy usage of 30 kWh per m2. This makes the factory much more energy efficient than similar buildings.

Expected water consumption            

The main building-related water consumption will be caused by the sanitation. It is expected that on average 6 persons a day will use of this building. Based on this number of persons, the water consumption per day is estimated at 60 liters per day, equal to 3,65 m3 per person per year.

Reduction of the impact on the environment

The impact on the environment is already decreased significantly by reducing the energy usage and therefore the CO2 emissions. But also the water-saving facilities, such as toilets, showers and taps contribute to a significant saving on water usage. Besides this, all flows will be equipped with extra water meters, allowing us to have an extra insight into the consumption pattern and, whenever necessary, make adjustments. Reduction of the environmental impact does not only take place within the building itself; also during the entire building process all parties involved must comply with the high standards with respect to waste separation in order to reduce the impact on the environment.

BREEAM-NL credits     

Below you will find an overview of the BREEAM credits provided in the design. When these credits are implemented in a by the assessor approved way, this will lead to a score of 5 stars. The thresholds for qualifying can be found at : BRL BREEAM-NL Nieuwbouw v1.01 2014.

Costs / benefits        

In this project, the extra investments for sustainability merely consist of making smarter choices in the production process and the realization of extra energy- and water meters. The result of this will be the saving on energy costs and “practice what you preach” with respect to the Corporate Social Responsibility aiming at the promotion of the sustainable energy and energy saving.

Personal attention of future users       

The management of Ruitenberg Ingredients B.V. is closely involved in the design. Mr. Joris Rasing and Mr. Jos van de Werken were present during all design/construction meetings and formed an essential part of the project team. Because of this the future building will constructed optimally to the needs of the users. During the building process, Mr. Rasing and Mr. Van de Werken, as well as the employees, will remain involved as part of the constructing team.
